Anjio's Legal Position — Internet Property Portal

Anjio Property Portal operates as an internet property marketplace and introduction platform. We facilitate connections between property investors and accredited deal sourcers, developers and property professionals who list investment opportunities on our platform.

Anjio is not classified as an estate agent under the Estate Agents Act 1979. HMRC's Anti-Money Laundering guidelines explicitly state that internet property portals — intermediaries that provide a space for sellers and buyers to advertise and contact each other — are exempt from estate agency classification. This is the same exemption under which Rightmove, Zoopla and OnTheMarket operate.

The Platform Exemption — in plain language

Rightmove does not sell houses. It connects estate agents with buyers. Anjio does not sell investment deals. It connects deal sourcers with investors. The legal and regulatory distinction is the same.

Anjio does not: value properties · conduct viewings · negotiate offers · act as the seller · hold reservation fees · act as a party to any transaction.

Anjio does: operate an advertising and introduction platform · list deals submitted by accredited sourcers · facilitate introductions between investors and sourcers · charge platform fees for introductions and successful completions.

Every deal sourcer listed on Anjio must hold the following as a condition of listing:

Complaints

If you have a complaint about a deal sourcer listed on Anjio, you should first raise it directly with the sourcer. If the matter is not resolved, you may escalate to the sourcer's Redress Scheme (The Property Ombudsman or Property Redress Scheme).
