Anjio's Legal Position — Internet Property Portal

Anjio Property Portal operates as an internet property marketplace and introduction platform. We facilitate connections between property investors and accredited deal sourcers, developers and property professionals who list investment opportunities on our platform.

Anjio is not classified as an estate agent under the Estate Agents Act 1979. HMRC's Anti-Money Laundering guidelines explicitly state that internet property portals — intermediaries that provide a space for sellers and buyers to advertise and contact each other — are exempt from estate agency classification. This is the same exemption under which Rightmove, Zoopla and OnTheMarket operate.

Anti-Money Laundering (AML) Policy

Anjio takes its obligations under UK Anti-Money Laundering legislation seriously. As an internet property portal, Anjio is not itself subject to the AML supervision requirements that apply to estate agents under the Money Laundering, Terrorist Financing and Transfer of Funds Regulations 2017. However:

• All deal sourcers listed on Anjio are required to be HMRC AML-registered as a condition of listing
• Deal sourcers are responsible for conducting their own AML and Know Your Customer (KYC) checks on investors
• Investors are required to provide AML identification to deal sourcers as part of any reservation process
• Anjio collects identification information from investors and sourcers at registration for platform integrity purposes
• Anjio will cooperate fully with HMRC, the NCA and law enforcement authorities where legally required

Deal Sourcer Compliance Requirements

Every deal sourcer listed on Anjio must hold the following as a condition of listing:

• HMRC AML Registration — mandatory for all sourcing agents and deal packagers operating in the UK
• Redress Scheme Membership — The Property Ombudsman (TPO) or Property Redress Scheme (PRS), providing investors with a route for dispute resolution
• ICO Data Protection Registration — for lawful handling of client personal data under UK GDPR
• Professional Indemnity Insurance — appropriate cover to protect clients' interests
• Company Registration — registered in England, Scotland or Wales

Anjio requests compliance evidence from sourcers during onboarding. However, investors are strongly encouraged to independently verify a sourcer's compliance credentials before paying any reservation fee or signing any contract. You can cross-check professional standing through:

Investor Due Diligence — Your Obligations

Property investment involves risk. Before proceeding with any deal found on Anjio, investors should:

• Obtain an independent RICS valuation of the property
• Instruct a qualified solicitor for all legal matters
• Verify all financial projections independently
• Consider all acquisition costs — Stamp Duty, finance, legal, survey, planning, accountancy
• Review reservation terms in full before paying any fees
• Check the sourcer's regulatory status and Redress Scheme membership
• Seek independent financial and tax advice

Complaints

If you have a complaint about a deal sourcer listed on Anjio, you should first raise it directly with the sourcer. If the matter is not resolved, you may escalate to the sourcer's Redress Scheme (The Property Ombudsman or Property Redress Scheme).
